Here’s your March 2025 snapshot of Centerton real estate and how we’re stacking up compared to nearby communities.


Average Sales Price

  • Centerton: Slight decrease from $472,976 in February to $471,287 in March

  • Most Expensive:

    • Bentonville: Up almost $60,000 from $559,671 in February to $619,096 in March

  • Least Expensive:

    • Siloam Springs: Up about $10,000 from $333,066 in February to $343,228 in March

  • As a Whole:

    • Benton County: Up about $20,000 from $445,798 in February to $465,814 in March

    • Washington County: Up about $30,000 from $390,490 in February to $421,279 in March

    • Northwest Arkansas: Up about $23,000 from $426,181 in February to $449,873 in March

While many surrounding areas saw notable increases in average sales price this month, Centerton’s pricing held steady—offering a sense of consistency in an otherwise dynamic market. For sellers, this highlights the importance of strategic pricing, high-impact marketing, and a strong first impression to stand out. For buyers, it presents a window of opportunity to enter the market with less volatility than neighboring cities.


Price per Square Foot

  • Centerton: $215/sq ft in March, down $1 from $216/sq ft in February

    • Centerton New Construction: $219/sq ft in March, down $8 from $227/sq ft in February

    • Centerton Non-New Construction: $210/sq ft in March, down $3 from $213/sq ft in February

  • Most Expensive:

    • Bentonville: $292/sq ft in March, up $10 from $282/sq ft in February

  • Least Expensive:

    • Siloam Springs: $179/sq ft in March, down $14 from $193/sq ft in February

  • As a Whole:

    • Benton County: $240/sq ft in March, up $4 from $236/sq ft in February

    • Washington County: $223/sq ft in March, up $5 from $218/sq ft in February

    • Northwest Arkansas: $234/sq ft in March, up $3 from $231/sq ft in February

Centerton continues to offer a balanced price point per square foot, maintaining value in a market where nearby cities like Bentonville are seeing rapid increases. While both new and existing construction prices in Centerton dipped slightly, this stability creates a strategic opportunity for both buyers seeking affordability and sellers who market their homes effectively.


Number of Sales & New Construction Activity

  • Centerton: 35 homes sold in March, up from 27 in February

    • 13 of those were new construction (37.1% of total sales)

  • Highest Amount of Sales & Comparable New Construction Activity:

    • Bentonville: 135 homes sold in March, up from 92 in February

    • 60 of those were new construction (44.4% of total sales)

  • Lowest Amount of Sales & Comparable New Construction Activity:

    • Siloam Springs: 57 homes sold in March, up from 35 in February

    • 29 of those were new construction (50.9% of total sales)

  • As a Whole:

    • Benton County: 574 homes sold in March, up from 433 in February.

      • 224 of those were new construction (39.0% of total sales)

    • Washington County: 320 homes sold in March, up from 238 in February.

      • 112 of those were new construction (35.0% of total sales)

    • Northwest Arkansas: 894 homes sold in March, up from 671 in February.

      • 336 of those were new construction (37.6% of total sales)

Centerton saw a healthy increase in sales this March, with activity up nearly 30% from February. While Bentonville continues to lead in overall volume, the consistent month-over-month gains in Centerton signal a market gaining momentum. Notably, over a third of Centerton’s March sales were new construction, reaffirming demand for fresh inventory and modern floorplans among today’s buyers.


Months of Inventory

Months of inventory is a key metric calculated by dividing the number of active listings by the number of homes sold. It helps determine who holds the advantage:

  • Seller’s Market: 0-3.99 months (favors sellers)

    • Bella Vista, Centerton (Non-New Builds)

  • Neutral Market: 4-6 months (balanced)

    • Centerton (New Builds), Bentonville, Rogers, Siloam Springs

    • Benton County, Washington County, NWA as a whole

  • Buyer’s Market: 6+ months (favors buyers)

    • Springdale

  • Notable shifts since February:

    • Centerton Non-New Builds moved towards a sellers market

    • Siloam Springs decreased inventory shifting towards a more neutral market

Centerton remains in neutral territory overall, but with some important nuances. While inventory for new construction homes places the city firmly in the balanced market category, existing homes have dipped into seller’s market range—offering an advantage to homeowners who are listing well-staged, competitively priced properties. These shifts suggest opportunity on both sides of the table, depending on the type of home involved.
