I spend a lot of time at City Council and Planning Commission meetings, and I keep a close watch on every market shift to help my clients make confident, informed decisions. Here's your June update, with a full breakdown of what's happening in our local real estate market.

After a peak in May, Centerton saw a softening in average price this month. This doesn’t necessarily reflect a downturn—several as-is sales and smaller properties closed, pulling the number down. The bigger picture? Prices are still up compared to earlier in the year, and sellers can stay optimistic when homes are priced and presented well.

Insight: Centerton’s price per square foot remains remarkably stable, even with slight fluctuations in overall sales price. This suggests consistent buyer valuation for quality homes in the area and continued confidence in Centerton as a solid investment option.

Homes in Centerton are moving faster than at any point in 2025. With CDOM and time-to-close continuing to drop, this indicates better buyer reception to the homes available. This is great news for sellers ready to list and shows that the right properties are drawing offers.

Showing Activity by Price Point
What price points are getting the most attention from buyers right now?

$300K–$399K saw the most traffic with 95 total showings, averaging 4.1 showings per listing.

$500K–$599K came in close behind with 53 showings.

$600K–$699K saw a healthy 57 showings—a sign that move-up buyers are still active.

$800K+ listings had only 6–10 showings total, indicating a smaller buyer pool at the luxury tier.
What does this mean? If your home is priced between $300K–$500K, you're in the sweet spot for buyer demand in Centerton. Higher-end listings will need strong marketing, expert pricing, and top-tier presentation to attract the right attention. Buyers are also becoming more discerning taking their time before writing an offer.
What’s the Takeaway? Centerton's real estate market is experiencing a noticeable shift as buyers become more selective and thoughtful before making an offer. Although the numbers are still adjusting to reflect these changes, homes continue to sell at a steady pace, highlighting ongoing market strength.
